Interior design in Hyderabad — what it costs and how a job runs

A Hyderabad home is not a catalogue page. It is west light at 3pm in Financial District, a ceiling that is 18 mm off-level in Gachibowli, a balcony slider that eats a curtain stack, and a possession date that arrives before the false-ceiling pockets have been thought about.

Interior design, done properly here, is the work of making that room liveable — and then finishing it so it still looks like the drawing six monsoons later.

This page is the whole of it: what the work actually is, the order it has to happen in, what it costs in late 2026, what each price band buys, and the six questions that explain why one quote is half another.

What interior design actually is

Interior design is the planned arrangement of a room so that people can live, work or sleep in it without fighting the building. It is not only colour and fabric.

In a Hyderabad apartment or villa it usually means, in an order that cannot be reversed cheaply:

1. Space and circulation — walk, sit, cook, store, door swings.
2. Services — electrical, AC drains, plumbing, exhaust. These go into walls and ceilings first.
3. Surfaces — flooring, paint, wallpaper, panelling, false ceiling.
4. Fixed furniture — kitchen, wardrobes, TV unit, joinery.
5. Light — the sun the building already gives you, and the fittings you add.
6. Soft furnishings — curtains, blinds, upholstery, rugs, linen, mattresses.
7. Loose furniture and the last objects.

Hyderabad does extra work a mood board will not. Afternoon sun on a west façade fades cheap lining in two summers. Monsoon humidity finds the wrong ply under a sink. Dust sits in open weaves. And tower-to-tower views need blackout far more often than they need a sunrise filter.

How the work runs here

Three common ways a home gets finished.

Design-only. A designer draws; you hire five trades. Works if you have the time to coordinate. It fails when each vendor blames the last for a track that does not fit the pocket.

Modular package. Kitchen and wardrobes at a published per-square-foot rate. Fast, and limited. Weak when the ceiling is not level, or when the curtain decision arrives after the gypsum has closed.

Turnkey, one contract. One company takes the empty flat to handover. This is the model we run on the interiors side.

What we see every week: handover batches in gated communities across Narsingi, Puppalguda, Kollur, Kokapet and Tellapur; builder variation from flat to flat inside the same tower; west light in Financial District and Gachibowli that needs a different lining to a north garden in Banjara Hills; and clients abroad who can send photographs but still need cloth in somebody's hands before they sign it off.

The process that keeps cost and time under control

1. Brief and first look — one to three days. Send a photograph. Tell us the BHK, the carpet area, whether it is possession or lived-in, who uses the rooms, a budget band, furnishings only or the whole flat, and whether you are in the city or abroad. A site visit is ₹500, off the bill if you proceed.

2. Site measure and samples. We measure the window, not the brochure. Samples come with us, because colour on a phone is not a specification.

3. Scope, and the decisions that cannot be undone — one to three weeks. Kitchen around the sink, hob and door, in that order. Wardrobe runs. False ceiling and lighting, including the curtain-track pockets. Electrical. Flooring. Soft furnishings specified against the room's own light.

4. Itemised quote, freeze, advance. Written scope, GST included, invoiced under Hexie Homes LLP. Before cloth is cut, changes are straightforward. After it is cut, that part cannot be cancelled.

5. Production. Curtains and upholstery are made by us. Custom furniture is built to drawing. Blinds, wallpaper, panelling, flooring and tracks are supplied and fitted by us. Mattresses, pillows, linen and rugs we buy from the manufacturer and sell — we do not make those and will not say we do.

6. Site work, in this order. Civil and services → false ceiling and lighting, with the track pockets settled before the gypsum closes → flooring → kitchen and wardrobes → paint and wallpaper → tracks, curtains and blinds → mattresses and linen → snag and handover.

That third arrow is the one people skip. If the pocket is an afterthought you live with a face-fixed rod under a bulkhead for ten years — and the pocket has to carry a noggin fixed back to the slab, because gypsum holds nothing at all.

7. Handover. Fitting defects inside three months we put right. Manufacturer warranties on blinds, tracks and motors pass to you in full. We do not remake somebody else's ten-year-old curtains.

Timelines

Measured from design freeze, not from the first conversation.

What we cover

Two halves of the same company. Most people meet us through furnishings — work that starts under a lakh, and is most of what we do. The rest is a whole property handed over finished.

Furnishings. Curtains, measured, made and hung by the people who quoted them, priced by the panel — sheers, lined, blackout, layered, with tracks, rods, pelmets and motors. Blinds for windows where fabric cannot stack. Upholstery, where sofas are recovered if the frame is sound. Wallpaper and panelling, supplied and fitted, sequenced with the painters. Custom furniture built to drawing. Mattresses — Sleepwell, Peps, King Koil, Springfit, MM Foam and Centuary on the floor, with custom sizes taken from inside-frame measurements in inches. Linen, pillows and rugs bought from the manufacturer and sold.

Turnkey. Full homes, apartments and villas, empty to handover on one contract. Modular kitchens laid out around the plumbing you already have, with BWP under the sink. Wardrobes fitted through the house with the internals on the drawing. False ceiling and lighting, including the pockets curtain tracks need. Civil and paint. And hospitality and commercial work — hotels, resorts, restaurants, yoga studios, clinics and offices, specified for daily turnover.

Late-2026 quote bands

Material, labour and logistics in India have moved. These are asking and planning bands for Hyderabad after that increase. They are not a printed rate card. We price curtains by the panel, kitchens from the layout and the carcass, and turnkey from a measured scope. Our quotes include GST, and a firm figure comes after a photograph and a site measure.

And the same thing as whole-home totals.

Modular-only online packages advertise lower first digits. Those figures usually exclude civil, a full ceiling with track pockets, branded loose furniture and made-to-measure curtains. Compare the bill of quantities, not the headline.

What each band actually buys

The per-square-foot number is meaningless until the bill of quantities names the ply, the shutter, the hinge and the lining. The brands below are the grade this market stocks, not a closed dealer list — equivalents of the same grade are fine, as long as they are written on the quote.

Basic — ₹1,400–₹2,500 per sq ft

A 2 BHK whole home at roughly ₹7–13 lakh. Plan six to eight years. Built to be used.

Mid-range — ₹2,500–₹4,200 per sq ft

Most Hyderabad 2 and 3 BHKs that will be lived in daily. A 3 BHK at roughly ₹21–39 lakh. Plan ten to twelve years.

Premium — ₹3,600–₹6,300 per sq ft

West-facing towers and villas should start here if the lighting, the curtains and a working kitchen are all specified. A 3 BHK at roughly ₹39–62 lakh. Plan twelve to eighteen years.

Luxury — ₹6,200–₹16,500+ per sq ft

Jubilee Hills houses, Kollur, Mokila and Shankarpalle villas, hospitality public areas. Not a first 2 BHK. A villa from about ₹1.1 crore. Plan twenty years on the structure.

How to read two quotes

Ask both, in writing:

1. Ply under the sink — MR or BWP?
2. Laminate 0.8 mm or 1 mm, and which brand?
3. Hinge and drawer brand — named, or unnamed?
4. Curtain panel count per window, and is the lining included?
5. Does the ceiling price include the track pocket?
6. Is installation a line item, and is GST on a proper LLP invoice?

If the number is half the band, the missing answer is usually one of those six.

Those six questions are the front page of the sheet we actually use. The rest of it walks both quotes line by line — carcass ply and hinge brand in the kitchen, sliding gear and loft in the wardrobes, the track pocket on the ceiling plan, panels and lining window by window, mattress sizes taken from inside the frame, and the commercial terms most quotes leave off entirely. It ends with a freeze-and-sign page, and that is the part that saves money. Do not cut cloth or order carcasses against a WhatsApp paragraph. After the scope is frozen, a change is a variation — priced and dated — rather than a favour, and both sides know it on the day rather than in month three.

How we price. Curtains by the panel. Installation charged separately so you can see what it costs — we keep no margin on it, and the amount goes to the people doing the fitting. A site visit is ₹500, adjusted if you proceed. An advance books the fabric and the production. Bank transfer preferred on larger jobs. Trade pricing for designers working under their own name.

What helps a job close

1. One written scope — not a WhatsApp paragraph and a 3D.
2. A measure of the actual window and slab, not the brochure.
3. The track and ceiling pocket decided before the gypsum closes.
4. Panel count and lining on the curtain page of the quote.
5. Carcass specification under the kitchen sink — BWP where it stays wet.
6. A GST invoice from a registered firm.
7. A binding date once measurements and materials are signed.
8. Warranty in writing: three months on our fitting, manufacturer cards passed through.
9. Cancellation rules agreed before cloth is cut.
10. A finished job you can visit in the same building, if one exists.
11. A person who will still answer the phone after handover.
12. Samples seen in the room's own light — west rooms in the afternoon.

Questions people ask

What is interior design, in one sentence? The plan and the making that turn an empty or unfinished room into a place you can live in, with one set of decisions holding space, services, surfaces, joinery and furnishings together.

How long does a 3 BHK take? Plan ten to sixteen weeks for full turnkey after design freeze. Furnishings-only is weeks, not months.

Can you furnish a flat while I am abroad? Yes. Photographs for the range, a measure once there is access, samples to whoever has the keys. Do not sign fabric off a screen.

Do you work with my architect? Yes. You keep the client. We make and install at trade terms — the trade page is here.

Is there a minimum job? No. A pair of curtains and a full villa are both worth having.

What makes us different

One company, one promise. Furnishings at one end and a finished villa at the other. When a track fights a ceiling, the person who sold the curtain is the person who has to hang it.

In this trade in Hyderabad since 1963, under four names; Hexie Homes is the last of them. The people who quote a job are the people who see it finished.

We write down what went wrong on the project pages — a west-facing High Fields flat, a Vihanga ceiling that was not level, a Lore reception with nowhere to hide the track. And we say no: own fabric, no; repairing somebody else's old curtains, no; judging cloth off a screen as if it were a sample, no.
