A home gets furnished once by the people who live in it. A property gets furnished for strangers who arrive every night, get replaced every morning, and notice the one thing that has gone wrong. The materials are different, the quantities are different, and almost all of the work is in deciding a specification once and holding it across every room.
The job behind this page
We furnished Lore Resorts and Conventions at Maheshwaram end to end: fifty guest rooms, the reception, the common areas and the outdoor spaces. Curtains and roller blinds throughout, blackout and light control room by room, contract mattresses, 400–600 TC linen and pillows, sofas and upholstered headboards.
The furniture alone came to close to 1,200 pieces — across the outdoor spaces, the poolside, the restaurant and the convention hall.

What is different from a home
- 1One specification, repeatedA house is a set of decisions. A property is one decision made once and held across every room, so the room a guest had last year and the one they get tonight are the same room. Most of the work is in settling that specification, not in repeating it.
- 2Contract build, not domesticDomestic mattresses sag under different weights every night. Domestic protectors delaminate at industrial wash temperatures. The contract versions cost more on the invoice and less over a year, and the difference only shows up in year two, which is why it is worth saying before you buy rather than after.
- 3Blackout is not a preference hereIn a home somebody can live with a bright edge down the side of the curtain. A guest who wakes at five writes about it. Light control in a guest room is a specification with a right answer, and it is easier to get right before the ceiling closes than after.
- 4The order has to be re-orderableSomething gets burnt, stained or broken, and you need one of it, not forty. Fabric runs change and stock moves, so what matters is that somebody wrote down what went in and can match it in two years. That is a filing problem more than a furnishing one, and it is ours.
- 5Installation happens against a dateThere is an opening, a season, or a wedding already booked. Fifty rooms' worth of furnishing arrives at once and has to go somewhere before it goes in, which is a question about your loading and your storage as much as about our vans.
What an order usually covers
Rarely all of it, and never in this order — but this is the list a property draws from, and each of these has a page of its own.

- Furniture made to the job — indoor and outdoor
- Upholstery, headboards and fabric selection
- Table linen for the restaurant and the banqueting

The things people actually ask
“We are still under construction”
Then this is the right moment and not the early one. Curtain pockets, duct runs and the points for anything fixed all want deciding before the ceiling and the tiling close. Coming in after handover means working around finishes somebody has already paid for.
“How many rooms is too few to bother you with?”
None. A boutique property with eight rooms is a normal job, and so is a single restaurant or a banquet hall on its own. The specification discipline is the same whether it is eight rooms or fifty.
“We want the guest rooms and the public areas to feel connected”
That is easier when one company does both, and it is the main argument for not splitting the order. The rooms, the reception, the restaurant and the outdoor seating were one scheme at Lore, which is why they read as one place.
“Do you make the furniture or buy it in?”
Both, and the honest answer depends on the piece. Upholstered headboards, sofas and the outdoor furniture at Lore were made to the job. Mattresses, linen and pillows are supplied to a specification. You should be told which is which before you sign, not after.
“Our laundry is brutal and everything comes back ruined”
Then the fabric and the protector specification are the conversation, not the colour. Say what temperature you wash at and how often, because that decides more of the answer than anything on a moodboard.
“We are a wellness or event space rather than a hotel”
The same brief with different pressures — heavier furniture movement, more outdoor use, and rooms that get reset between bookings rather than between guests. Tell us how the space actually gets used in a week and we will spec for that.
